Pranav Constructions is a Mumbai builder that specialises in redeveloping old housing societies — knocking down ageing buildings and rehousing the residents in new ones. The ₹351 crore issue was mostly fresh money (₹315.6 crore) going into the business rather than to existing owners, which is the healthier shape for a first-time applicant. Final demand was enormous: the book closed 126.34 times covered, with institutions at 268.54 times, big-ticket investors at 217.73 times and retail at 45.31 times. We expected a strong listing — a pop of around 38%. It opened on 15 September at ₹165 on NSE, up 33.1%, and ₹162 on BSE, up 30.6%, close to our estimate. But it gave almost all of it back through the day to close at ₹132, up just 6.5%. The call on the listing pop was right; the honest caveat is that anyone who did not sell in the first minutes kept very little of it.
